Real estate commission split calculator
Count taken September 5, 2026Page built September 5, 2026
A split is only half the answer: caps, per-deal minimums, monthly and annual fees decide what actually lands in your account. Enter a year of business below and the calculator applies every published plan, plus up to three offers of your own, and ranks them by what you keep.
How it works: the brokerage's share of each deal is the split percentage of that deal's commission, or the per-deal minimum if that is higher, until the annual cap is reached; after the cap, the post-cap per-deal fee applies. Per-deal, errors-and-omissions, monthly, annual and royalty charges are added on top. Deals are assumed equal in size. Health insurance, training, marketing and desk fees vary by office and are not included.
The published plans in this calculator
Fathom EDGE: 7% of each commission to the brokerage until a $9,000 annual cap; $165 per transaction after the cap; a $350 minimum per transaction; $35 errors-and-omissions per sale; $75 a month. Fathom ELEVATE: 20% of each commission to the brokerage, with no annual cap; a $350 minimum per transaction; $35 errors-and-omissions per sale; $75 a month. Read from Fathom Realty's own recruiting page on September 5, 2026; Split is the brokerage's share of gross commission until the annual cap. Residential leases and commercial deals are priced separately on the source page.
